M4-296S <br />Ja»ai7 9.2004 <br />Pagc4of6 <br />• Driveways within a back lot shall be located at least ten feet from the side or rear <br />lot lines of adjacent lots. * <br />No more than two residences may be served by a driveway located within an <br />access outlot * <br />*The applicant has not provided staff with driveway details but will be required to submit <br />plans prior to placement on the Council agenda for approval. <br />No access outlot may be platted abutting an adjacent access outlot except wdien <br />the intent is to combine the two access outlets for creation of a public or private <br />road meeting city standards. The proposed outlot does not abut an adjacent <br />access outlot. <br />Screening requirements shall be as follows: <br />Driveways constructed in access outlets shall be adequately screened by fencing <br />or vegetation at the discretion of the city, at all points to the rear of the required <br />street yard of the front lot, so as to eliminate intrusion of vehicle headlights into <br />the side or rear yard of adjacent lots. The cqtplicant has not provided staff with <br />driveway information but will be required to submit plans prior to placement on <br />the Council agenda for approval. <br />The street yard of the back lot shall be adequately screened by fencing or <br />vegetation at the discretion of the city, so as to eliminate intrusion of vehicle <br />headlights into the side or rear yards of adjacent lots. At this time Planning <br />Department staff does not recommend additional screening beyond the existing <br />vegetative cover. The Planning Commission should discuss whether additional <br />screening would be appropriate. <br />Accessory structures shall adhere to all requirements of this chapter, with the <br />following additional requirements: <br />Accessory structures within a back lot shall be allowed no closer than ten feet to a <br />neighboring property's side or rear yard. Upon receipt of a building permit <br />request the proposal will be reviewed for compliance with all City codes. <br />Accessory structures shall not be allowed within the required street yard of a back <br />lot nor within the required rear yard of a front lot which abuts the street yard of a <br />back lot.* <br />No accessory structure shall be allowed within an access outlot* <br />*27re project is not proposing any accessory structures, arui all existing structures are to <br />be removed prior to building permit approval.
