However, the applicant <br />will be required to meet all recommendations of the City Engineer prior to City Council <br />review. <br />City has reviewed the safety of the location of the outlet access and determined that it <br />meets our requirements. <br />Compliance with Back Lot Standards <br />City Code Section 78-1370 requires special standards for back lots created after January <br />1, 1994. Back lots which are created as part of a subdivision are subject to the following <br />special requirements in addition to the standards required in section 82-256: <br />The dimensional standards for back lots shall be as follows: <br />• Lot area shall be 1 SO percent of the zoning district requirement. The lot area for <br />the proposed Lot 2 is 312,677 sf. (7.18 acres), including 2.35 dry buildable acres. <br />• Lot width measured parallel to the front or street lot line at the street yard setback <br />line of a lakeshore back lot, or at the front yard setback line of a nonlakeshore <br />back lot, shall meet the zoning district width requirement. The lot width proposed <br />for Lot 2 is 291 ’ where the district requirement is 200 '. <br />• The depth of the required street yard or front yard shall be 150 percent of the <br />zoning disttict front yard requirement. The depth of the front yard of Lot 2 is <br />proposed to be 75' where the zoning requirement is 50. <br />• The required side yard and rear yard depths for back lots shall be 150 percent of <br />the zoning district yard requirements. The side and rear yards for Lot 2 are <br />proposed to be 45 ’ and 75' respectively. <br />A front lot created as part of a front/back lot division shall meet all zoning district <br />area, width and setback standards; except that the required side yard of the front <br />lot adjacent to the access outlot shall be equivalent to the side street yard <br />requirement for that zoning district. The side yard setback for Lot 1 to Outlot A is <br />proposed as 50'. <br />Access requirements shall be as follows: <br />• Access outlets shall be 30 feet minimum width, and shall be wide enough to <br />accommodate drainage, snow removal and screening without encroaching on <br />neighboring properties. Outlot A is proposed to be 30 ’ wide and 350' long. <br />• In approving front/back lot divisions, the city may require that both front lot and <br />back lot share a driveway access within the access outlot if the council determines <br />that creating an additional access to the existing street will be a potential safety <br />hazard. *
