Hennepin/DOT asked for an additional 17'. <br />The City will hold County Road 6 at the 80' maximum right- <br />of-way width which is consistent with all previous reviews. <br />Note MN/Dot, Exhibit H, does not seek additional right-of- <br />way but asks that all new future accesses to the properties <br />be via County Road 6 (further subdivision of Parcel C). <br />Cook in his report. Exhibit G, asks that all paved parking <br />improvements located within the right-of-way on Parcel A be <br />removed as a condition of subdivision approval. <br />Septic - <br />X y. <br />'V?I <br />Please review Weckman's memo, Exhibit F. Weckman has not <br />accepted the alternate septic test site provided for Parcel <br />^ B. Review Exhibit L, the site is located within a low wet <br />y^etention area unsuitable for septic development. Review <br />^Exhibits M and O. It was first thought by staff that the <br />former septic test site for an alternate system of the two <br />lot plat could still be used by applicant but upon a site <br />inspection it was discovered that trucks that serve the <br />adjacent nursery had driven over the test site making the <br />area unsuitable for future septic expansion. Note area <br />selected by staff as suitable for septic testing, if kept to <br />the immediate southeast of Parcel B, will have a negligible <br />impact on existing nursery stock on Parcel C. The <br />adjustment of the lot line between Parcels B and C must <br />allow for adequate area for both alternate septic test site <br />and a 20' setback from the proposed lot line. <br />The City must ask for septic testing for Parcel A. Please <br />refer to Exhibit O. Note the only available area for septic <br />expansion on the limited site. In addition, Weckman asks <br />that the trees growing on existing mound system on Parcel A <br />be removed. Great care must be given in the removal of <br />these trees because mound system could be severely damaged <br />requiring expensive repair. <br />All septic evaluators have been advised of the new septic <br />code amendment. Testing for all principal and alternate <br />sites must now provide testing for a five bedroom residence. <br />Alternate sites for Parcels A and B must provide for five <br />bedroom septic system. <br />I <br />t'. <br />'i-' 1;^.
