MS-3073
April 18, M05
Page3of4
Right Side (south)10’33’ house, 39’ shed Vacant Lot
Lakeshore 75’38’ deck, 49’ house 75’ & 30’ top of
bluff setback req’d
Average
Lakeshore*N/A*N/A*
♦Will be based on
75’ setbacks of
adjacent vacant lots
*Post subdivision 3 vacant lots will exist in a row (these two plus 825 Tonkawa Road).
Average setback will be based on required 75’ setback and setback of nearest adjacent
houses to lake.
All existing hardcover and sUuctures are proposed to be removed. There is a possibility
that some building and/or hardcover will be requested to remain post subdivision. The
conditions under which this should be permitted should be discussed as part of the
preliminary review. Staff would recommend that should this be proposed, that structure
and/or hardcover must meet the current standards and an agreement and escrow will be
required until a building permit is submitted. Subdivision approval will automatically
require removal of the existing house because it does not meet the 75’ setback or 30’ the
top of bluff setback, guest house because double the acreage will no longer exist, and
some or all of the tennis court as its current location will straddle the line where 30’
setbacks are required.
Structural Coverage
The tables below illustrate how much structural coverage will be permitted per lot, post
subdivision approval.
Total Lot Area Total Structural Coverage
77,330 s.f.
