Currently one access per lot exists, <br />one serving the existing house and one serving the detached garage and guest house. <br />Hennepin County must approve any and all new accesses onto Tonkawa Road. <br />Storm Water, Draioage, and Erosion Control <br />A Storm Water and Drainage Trunk fee in the amount of $3,605 per acre totaling <br />$12,794.15 will be required prior to flnal plat approval. Unlike Park Dedication, the total <br />acres pre-subdivision is used in determining this fee. <br />Sewer/Water Services <br />This property is provided with City Sewer and has been assessed for 2 additional <br />services. The City Engineer has requested 10ā perimeter drainage and utility easements <br />and Sā interior drainage and utility easements be dedicated with the final plat. <br />Private wells must be provided for water service. <br />Park Dedicatioa <br />A park dedication fee in the amount of 8% of the value of the land post-subdivision for <br />proposed Lot 1 will be required. This value will have a cap of $5,550. The fee must *oe <br />paid prior to final plat approval. <br />Issues for Consideration <br />1. Should all the existing structures and hardcover be removed prior to final plat filing? <br />2. Could an agreement and/or escrow be permitted to allow conforming <br />hardcover/structures to remain upon final plat filing? <br />3. Are there any other issues or concerns with this application? <br />Staff Recommendation <br />Approval of the preliminary plat request subject to removal of all existing structures and <br />hudeover prior to filing of the final plat
