Box 184 <br />Wayzata, MN 55391 <br />TYPE OF APPLICATION: General Development Plan <br />BaTO ^Apnf iX 2005'............................................................. <br />Plannlns Commission recommended as follows: <br />The Planning Conunission voted to approve the request as submitted with the following <br />stipulations; <br />1. Plans illustrating dedication of a public driveway easement should be submitted prior <br />to approval by the City Council. The driveway easement must follow the proposed <br />drive aisle of the parking lot, be a minimum width of 24’ and must be submitted as a <br />separate document for filing, as it cannot be shown on the plat. <br />2. At the time the City’s landscape consultant submits comments regarding the proposed <br />landscaping, those comments shall be incorporated into the proposed landscape plan. <br />3. City Engineer approval of the submitted lighting plan. The applicants should also <br />verify the method of lighting the monument sign: with flood lights as shown on the <br />lighting plan and/or back-lighted as shown on the sign plan. <br />4. A revised monument sign plan shall be submitted meeting the base requirement and <br />not exceeding 100 square feet prior to final approval. At the time a revised <br />monument style sign is submitted meeting the monument standards, the applicant <br />should also submit a plan illustrating the sizes and content of any signs to be affixed <br />to the buildings, if any are proposed. <br />5. A revised set of elevations should be submitted illustrating like building materials for <br />all fiicades to match the building materials noted on the front elevation. <br />6. Revised association documents must be submitted meeting the requirement noted on <br />page 7, #16 of the concept plan approval resolution regarding formation of a <br />review/approval committee to help regulate intensities of uses. <br />Although not part of the Planning Commission recommendation, staff would pose the <br />following questions for discussion at the Council meeting in an effort to respond to <br />neighbors’ concerns: <br />1. Can trees be incorporated into the northeastern comer of the site? <br />2. Can the retaining wall systems along the northerly lot line be shifted 5’ south to give <br />an additional 5’ of protection to the root systems of the trees existing on the <br />Sugarwoods residential neighborhoods outlot? <br />VOTE: 7 FOR 0 AGAINST <br />Applicant’s next meeting is tentatively scheduled for <br />City Council - Monday, April 25,2005; meeting starts at 7:00 p.m. <br />If you desire certified copies of die official Planning Commission or Council minutes, they <br />are available ftom the City Recorder after review and approval by the Planning Commission <br />or Council.
