Zoning File #1624 <br />March 13, 1991 <br />Page 2 <br />Exhibit L-1 - Site Plan Approved for Applications #1408 & <br />#1592 <br />Exhibit L-2- Site Plan Proposed for Current Application <br />Exhibit M - Elevations/Site Plan Application #1142 <br />Exhibit N - Elevations Applications #1408 & #1592 <br />Review of Current Application - <br />The current application has been filed under the new owner's <br />authority, M. Wagoner. Mr. Toberman has no legal interest in the <br />property. With original Application #1142, several site <br />improvements were required with the reconstruction of a new <br />marina facility. The City Engineer and staff have inspected the <br />site to confirm what improvements have been completed by the <br />former owner, Mr. Toberman. All structures have been removed <br />except one that functions as a temporary office building. The <br />sea wall and new docks have been installed per approved plans. <br />The required water quality/treatment facility has been installed <br />at the time of the sea wall construction. Weepholes have been <br />placed in the sea wall to accomodate drainage from parking lot <br />that first passes through a filtered area consisting of filter <br />fabric and crushed limestone. The third access has been closed <br />off. The property is now served with two approved curb cuts. <br />Upon the site inspection of the property. Cook noted at the <br />southern end of the sea wall, the limestone rock area has been <br />washing away. This area must be filled with similar materials <br />used in original installation to insure integrity of treatment <br />process and stability of sea wall. In addition, the parking area <br />is to be paved and the two curb cuts defined with curbing or <br />timbers or any other aceptable means. <br />The new owner proposes no other changes from original plans <br />submitted by Toberman. All proposed improvements on the site <br />that have not been completed consists of fencing, signage, <br />plantings, paving and designation of parking stalls. Applicant <br />has advised that the original lighting proposed will be changed <br />but lighting plan is still in effect. Applicant's <br />representatives will bring samples of new lighting for Planning <br />Commission's review on the night of your meeting. It should also <br />be noted that the Engineer's final review comments will also be <br />presented at your meeting. <br />Please review Exhibits F and G, the elevations of the two- <br />story structure and accessory structures. The height of new <br />lacility measured to the mean distance of the highest gable <br />measured from the lakeside or low side is 26'. Review Exhibit M, <br />the original marina building approved with Application #1142 was <br />25' in height. Review Exhibit N, elevations approved for <br />Applications #1408 and #1592 showed the height at 16'.
