(Exhibit L-2) (low decks and paved walks <br />1,023 s.f., staircase = 86 s.f, upper deck = 312 s.f.) <br />A " <br />Please note walkways that connect to the lakeside deck are <br />shown as originally approved. The principal structure <br />itswlf remains at 30 x 40'. The applicant suggests that the <br />proposed design of the structure is more residential and <br />more compatible with the surrounding residential <br />neighborhood. Applicant will have models for your review at <br />your meeting (photos of model found in Exhibit K). <br />Once again, the major issue is the intensity of structure. <br />There is now a two-tiered deck system proposed within the 75' <br />setback area. Applicant has exchanged a 3' wide section of <br />concrete walkway along west side of principal structure for a 96 <br />s.f. dumpster area. The dumpster will be screened with a 6' high <br />privacy fencey as shown on plan (Exhibit L-2). Applicant will <br />replace with a landscap J area not underlain with plastic or <br />fibrous fabric as noted ou the plans. An exterior staircase of <br />approximately 86 s.f. is now proposed along the south side of the <br />principal structure and extending beyond front line of principal <br />structure into lakeshore yard. <br />Issues for Planning Commission Consideration <br />What is your position on second story deck located within <br />75' setback area (portions of which are located within 50' <br />of the lake)? Note original applications approved decking <br />in front of front line of principal structure as a grade <br />level deckM«« No railings except for access stairs leading to <br />shoreline walkways.
