Prior to the City continuing with nhe review of the application, <br />the City staff shall seek the opinion cf the City attorney concerning <br />the legality of the application and to determine if Big Island, Inc. <br />and it's proposed use of the property satisfy the intent and the <br />standards of the RS District. Staff will send you a copy of that <br />opinion as soon as it is submitted tc thi^ City. <br />2. PJease make arrangements to have the Orono Building staff inspect <br />the clubhouse facility to determine if it meets the pertinent <br />standards set forth in Section 10.31. Please contact my office so <br />that I may schedule an Island inspection with the Building staff as <br />soon as possible. <br />3. The Planning Commission also called attention to the possible <br />need for a separate conditional use permit for overnight camping. As <br />the code under day use recreation area Ebfers to occassional overnight <br />camping, please specify how often the clubhouse structure is used for <br />overnight purposes as it may qualify under occassional use. <br />4. Updated survey confirming dry buildable area above the 929.4 <br />elevation. Area must also exclude designated wetlands within the <br />subject properties. <br />5. Application information must provide total membership including <br />family members. <br />In the rescheduling of your application before the Planning <br />Commission, staff would strongly suggest that you review all pertinent <br />sections of the RS District code and to submit an addendum that responds to <br />the City's concerns, i.e. telephone service, emergency preparedness <br />(procedure/plan for emergencies), garbage removal, etc. <br />As already noted by the Planning Commission, the legal combination of <br />the parcels would be required as a condition of the approval of the <br />conditional use permit.
