If Planning <br />Commission has no problem with the current road plan, then applicant's <br />surveyor must still submit the areas of each lot exclusive of road right of <br />ways, drainageways and retention ponds. <br />Applicant should advise as to the status of the existing structure as lot <br />lines intersect some and the required setbacks have not been met. <br />If Planning Commission makes a recommendation for preliminary approval, the <br />following Motion is suggested: <br />to approve the four-lot plat of Lake Minnetonka Homes, Inc. finding all <br />lot standards of the RR-IB zoning district and the Orono on-site septic <br />code have been satisfied and that the overall road plan for the Countryside <br />Manor plat of 40 lots is acceptable. Based on the following conditions: <br />1. Applicant's surveyor to submit lot areas of all 40 lots exclusive of <br />roadways, drainageways, retention ponds <br />2. Applicant to assume risk of the buildability of a lot if septic test <br />information proves a lot cannot sustain an on-site septic system. <br />3. Payment of park fee of $800.00, each lot at $200.00 <br />4.
