Each lot conforms <br />to the standards of the RR-IB zoning district. Septic test data confirms <br />all lots conform to the Orono on-site septic code. Lots 1, 3 & 4 will <br />sustain standard systems and Lot 2 a mound system. Once again, we will <br />ask that all tested areas be protected during grading and road construction <br />stages. <br />The four lots are the scime as proposed in the overall 40-lot plan reviewed <br />at the first stage plat. Please review Exhibit A. The conditions of <br />preliminary approval clearly state that Outlet A*s development was approved <br />only as far as it relates to the current six-lot plat. As we proceed <br />with more development, it becomes more and more important to act on the <br />overall plan. <br />If the City is asked to approve the 40-lot plat, the following information <br />must be submitted: <br />a.All lot areas designated and exclusive of road areas, retention ponds <br />and drainageways. <br />b.The City had expressed concern that 13 lots achieve access off surroundin <br />collector streets. Staff has sketched a road plan that would permit <br />internal access for all lots and allow all roads to be public within the <br />plat. This is merely a suggestion as the applicant is responsible for <br />adjusting the plan to meet recommendations of the City. <br />c. Existing improvements in relation to lot lines. <br />d.
