Box 66 <br />Crystal Bay, Minnesota 55323 <br />S.P. 2713 T.H. 12 <br />Plat review of Long Lake Woods located in the <br />northwest quadrant of Brown Road and TH 12 in <br />part of the east half of the northwest quarter of <br />Section 34, Township 118, Range 23 in the <br />City of Orono, Hennepin County <br />Dear Ms. Mabusth: <br />We are in receipt of the above referenced plat for our review iu accordance with <br />Minnesota Statutes 505.02 and 505.03 Plats and Surveys. We find the plat <br />acceptable for further development with consideration of the following comments: <br />- Because there are no future plans to upgrade or relocate TH 12 in this area <br />every effort must be made to protect the operating integrity and safety of <br />the existing highway. An important aspect of this is the necessity to <br />access at the most favorable points along the highway and provide <br />i?t.ernal circulation as a part of the new development. This can be accom- <br />Plished by construction of frontage roads and city streets as a part of the <br />^development. It appears the most logical access point to this proposed <br />development would be at Brown Road. <br />- Also submitted with this plat was a plan for a McDonalds located at the <br />intersection of TH 12 and Brown Road. The proposed access proposal for <br />McDonalds appears workable. However, we will require turn lanes be con <br />structed for the entrance to TH 12. Future plans should be made to extend <br />a street connection from Brown Road to the west just north of the proposed <br />McDonalds property. This would not have to be constructed until the land <br />north and west of the McDonalds site is developed. <br />- Before any construction within the highway right of way begins the developer <br />must have an approved permit from our District Office in Golden Valley. <br />If you have any questions in regard to these comments, please contact Evan Green <br />at 545-3761 ext. 119.
