Some of the spaces do not meet the required 9' x <br />20'. Per Section 10.61f Subdivision 6 A, B, C & 7, the applicant may <br />provide required parking on adjacent lot to east as long as the park <br />ing needs of the present building are also satisfied. <br />Parking stalls have been shown lined across the front of the <br />building. Emergency vehicles arc not able to approach the building. <br />Staff suggests that the a[)plicant provide an amended parking plan <br />reflecting the following concerns; <br />1. Accurate number of parking spaces and number them on plan. <br />2. Approved p>ermit for new curb cut. <br />3. Comprehensive parking plan utilizing both properties of ap <br />plicant . <br />4. Designated traffic flow & signage. <br />5. Fire lanes or aisles providing immediate access to building <br />and p>arkir.g stal Is. <br />6. Locate hydrants. <br />Building Code - General Review <br />The building setback on three sides (rear and sides) will require <br />that the building have 1 hour fire resistent exterior walls and roof. <br />SAC Charges <br />1 SAC per 2400 square feet = 5,677 - 2,400 = 2.37 or 3 SAC <br />MCWD Report <br />The MWCD has approved the grading and drainage plan for the <br />commercial building and f)arkinq lot. The City Engineer has not re <br />ported on the site plan or on the hydraulic information. Application <br />cannot be scheduled for Council action until Cook has reported. Re <br />tention area located in southeast corner of let consists of ap <br />proximately 2,000 square feet of area. The culvert is sized at 15 <br />inches. Invert elevation is at 944.07. The final plans for the <br />drainage control structure have been approved by the watershed. The <br />final plans have included a skimming device to deal with the runoff <br />from the f)arking area. Temporary erosion control has been provided <br />along the front of the V/eir. <br />Signage - a pylon sign has been located on the plan. Applicant <br />should submit information on the typo of sign - height - area of sign.
