Landscape Plan <br />Planning Commission should comment on the landscape plan and <br />planting schedule. The City had consistently asked for a green buffer <br />area (or grassed boulevard) of 10 feet along the right-of-way with all <br />variance commercial site plan reviews in the Navarre Business Dis­ <br />trict. I see no reason to not require the same in this review. V*;hat <br />about more green areas on the site, if the east lot area is to be used <br />to satisfy parking needs. <br />Staff Recommendation; <br />Planning Commission may wish to act on the application subject to <br />the applicant working with staff to resolve the unresolved matters <br />referred to in this memo as follows; <br />1. Revised - comprehensive parking plan as noted on page 2. <br />2. Determine exact use of commercial structure. <br />3. Detailed information on signage. <br />4. Physical makeup of retention area - paved, grassed - if <br />grassed need for rip rap at entrance of orifice. <br />5. If both lots are to be used in common, all land alterations <br />of developed lot (oast) must be shown in a total plan as with the <br />landscape plan. <br />6. Report from City Engineer. <br />7.
