On the west, it abuts another commercial <br />marina (Gayle's) and on the east, Mrs. Sprague's <br />property. <br />(1)Observance of set-back requirements on the <br />east and west lot lines can be solved with a <br />stake and wire fence three feet high. <br />(2)Fencing and screening problems on the east <br />are the same as previously set forth by <br />3340 North Shore Drive. <br />(3)The manner of storage of boats, trailers, <br />marina equipment and parking of vehicles on <br />the east side is critical because of piox- <br />imity to Mrs. Sprague's property. On the <br />west side it is not because of Gayle's <br />Marina, a commercial use. <br />(4) Dock use is apparently not a problem. <br />Conclusions; <br />1. Appropriate fencing, screening and control of Marina <br />employees and customers are the critical factors in permitting <br />accommodation of conflicting uses in this commercial B-2 zone. <br />The maintenance of appropriate fencing and screening is <br />primarily the responsibility of the Marina, but it is also <br />secondarily the responsibility of the residential owners. Good <br />fences make good neighbors. <br />2. Control of Karina employees and customers is the <br />responsibility of the Marina. <br />(a) Employees will be notified in writing of the <br />trespass and blockage of driveway problems—and <br />of the consequences of a violation, acknowledged <br />1
