Ms. Jeanne A, Mabusth <br />August 5, 1985 <br />Page 6 <br />F. <br />G • <br />from both Mrs. Sprague and Mrs. Schoeneman and <br />Ramberg. <br />Mixed Residential/Comi;.ercial Use, Parking and <br />Storage needs both winter and summer site plans <br />and fencing and screening assessment vis-a-vis <br />variance and conditional use permit applications. <br />Parking of employee vehicles, trailers and <br />storage of Marina equipment and materials needs <br />careful and appropriate consideration. On this <br />site, as well as on the nearby site (3350) and the <br />main facility, the Marina, must observe the 10 <br />foot side-yard setback requirement so as to insure <br />the rights of the residential users (Sprague, <br />Ramberg/Schoeneman). I would suggest that: <br />(1)The side-site set back limitation be <br />physically marked with a stake and wire fence <br />3 feet high to prevent encroachment; and <br />(2)That a conscious and deliberate effort be <br />made to insure that unsightly "junk" not be <br />permitted to accumulate or remain stored for <br />extended periods—especially during summer <br />months when the outside residential users of <br />the Sprague, Schoeneman/Ramberg parcels will <br />be a maximum. <br />Cooperation of Sprague, Schoeneman/Ramberg. <br />Just as the Marina has a duty to minimize its <br />operational impact on its neighbors, Mrs. Sprague, <br />Mrs. Schoeneman and Mrs. Ramberg also have an <br />obligation to maximize their cooperation so as <br />to eliminate the inherent conflicts which <br />inevitably exist when an area has a mixed <br />residential and commercial use. <br />(1)They can also screen their own property by <br />planting appropriate trees and shrubs so as <br />to minimize the visual impact. It is not a <br />one-way street. Good fences make good <br />neighbors. <br />(2)They can agree to joint waterfront use that <br />protects their swimming areas and separate <br />boaters from water borne activities. <br />(3) They can meet to discuss conflicts. <br />j <br />I
