The area west of the house was the original proposed pool location. <br />Here It mlnlolzed site Impact by being located along the top of the <br />slopes* met the 75 foot lakeshore setback and related to the house use <br />patterns. This location was later determined to be the primary septic <br />dralnfleld site and the only location where a gravity septic system <br />could be Installed. With the septic system now In place here* a <br />hardship to the Owner has been created to find an acceptable alternate <br />pool location based on the site constraints and zoning regulations. An <br />alternative of moving the pool further west along this crest was <br />explored but rejected based on the following: <br />- Potential conflict with the septic system dralnfleld <br />** Exposed location to Tanager Lake which limits privacy <br />and Impacts neighbors across the lake. <br />*■ Area would require tree removal & grading to create a flat area and <br />would encroach into the lakeshore setback to within about 40 feet <br />of the waters edge <br />- Too far from house <br />B. The area northwest of the existing house meets the required building <br />setbacks but Is considered an unacceptable alternative location for the <br />following reasons: <br />** Steep side slopes (approximately 15-20 foot drop) creates a very <br />difficult construction situation which could start to e^^^croach into <br />the existing tree cover <br />- North facing slope and orientation Is not desirable for pool use <br />- Location does not relate to the house use and traffic patterns <br />- Location Is visible to train and pedestraln traffic along the <br />railroad which restricts privacy <br />C. The location south of the existing house/garage is the proposed <br />alternative to be considered by the Planning Commission and Council. <br />It Is the same location reviewed on June 17, 1985 by the Planning <br />Commission at which time action was tabled. <br />This site is most desirable for the following reasons: <br />~ Flat slopes adjacent to the walkout level of the garage* <br />- Close relationship to the house* showers* restroom and storage <br />wl'le having a separation from other activity areas of the house. <br />- Sunny location and orientation. <br />- Tree cover along the lakeshore provides screening from neighbors <br />and the lake while providing privacy for the pool user*
