Zoning file #1526
May 29, 1990
Page 2
f. Basement elevation for each resident to be designated on
each lot
q. Drainageways that^ intersect the property from the adjacent
roadways to be shown^eal^-'^iSe lot lines of Lot 6, 7 and 8 so
that building site on hill is contained within the boundaries of
one residential lot presumably Lot 8.
At the Sketch Plan Review, applicant advised that the wetlands are to
be designated as an outlot and to remain in the ownership of the Institute
in order to develop special controls and covenants for the future use of
the outlot. Applicant should submit an addendum with the Preliminary
Subdivision Application outlining the proposal and provide sample of
covenants/controls to be placed on outlot. Please note chat this would be
a variance from the normal procedures of the City that ^i
wetland areas to be incorporated within the boundaries of each residential
lot.
In addition, applicant has further advised since the meeting that Lot
8 may be purchased by the University at a future date. If so, the rezoning
petition should specify the extent/boundaries of proposed B-4 zoning.
Preliminary plans should show existing boundary line and propose exparsio
of B-4 (to include Lot 9 and possibly Lot 8)
Please contact Jeanne Mabusth at City of Orono (473-7357)
any questions concerning the above directives. A copy of the Subdivision
Application has been included for your information and use. Please not
the filing schedule for all upcoming meetings.
