Prior to scheduling the <br />application before the Council for preliminary action, <br />applicant must provide the additional septic testing <br />required for Lot 1, Block 1. In preliminary discussions <br />with on-site evaluator late last year, Mr. Shirmers <br />confirmed that he saw no problem with expanding the existing <br />septic area to the south. <br />2. Driveway outlet along Lot 1, Block 1 to serve Avery <br />Stubbs property to west. <br />This was an issue raised very late in the earlier review. <br />It would appear there will be no impact on existing septic <br />test sites for Lot 1, Block 1. Applicant to ^ast developing <br />16-lot plat was not asked to provide a driveway outlet to <br />the Stubbs property. Is it reasonable to seek the access <br />corridor from this property? Should an access corridor be <br />provided through the property to the north? <br />B. <br />Options: <br />A. Acquire with this subdivision <br />Acquire at time of future subdivision of property <br />to immediate north <br />Avery Stubbs property be served by an interior <br />road accessing from Watertown Road <br />C. <br />3. Public road/public maintenance versus private <br />road/private maintenance. Has the Planning Commission <br />changed from its original position regarding the designation <br />of Wear Lane North and its extension? <br />Options: <br />A. Private road/privately maintained <br />B. Publicly ovmed/publicly maintained <br />Op'tions of Action for 3—Lot Subdivision <br />1.Denial - If current proposal is to be denied, please cite <br />the necessary findings for denial. Refer to Chapter 11. <br />2.Approval - If approved the following findings may be <br />considered: <br />A. All standards of the RR-IB zoning district, <br />subdivision regulations and on-site septic code have <br />been satisfied. <br />B. Access plan for the property satisfies the intent <br />of the Comprehensive Plan of the City.
