Zoning File #1512 <br />April 12, 1990 <br />Page 3 of 5 <br />1. There was to be no retail sales activities on the <br />property, this continues to be followed by the applicant. <br />2. All outside storage of materials or equipment must be <br />fenced in such a manner so as to screen the stored material <br />from view when observed from the public street or adjoining <br />lot. Applicant has just recently constructed a second <br />accessory structure to house additional equipment and truck. <br />Any equipment stored in the outer yard is stored to the <br />south and back of the residence and garage structures within <br />the lower sloped areas not visible from the street or <br />adjoining lot. The City has never received a complaint <br />concerning the operation of the landscape business. <br />3. As a homa occupation, the applicant was to ensure that <br />the entrance to the greenhouse was to be gained from within <br />the house. This still appears to be the case for the <br />10'x25' greenhouse attached to the south side of the <br />existing residence structure. <br />A) The greenhouse addition to the detached garage is <br />entranced from the outside and would appear to have <br />never received approval in the original conditional use <br />permit (please review Exhibits H and I). There is also <br />no record in the address file of a building permit <br />being issued for the greenhouse addition. Applicant <br />should be asked to respond as to the use of this area. <br />B) No sign to be permitted other than those normally <br />allowed in residential districts. Applicant has <br />complied with this condition. There is no signage that <br />announces a landscape operation. <br />C) No t'mployees allowed to work on the site. At the <br />time ! iff made an inspection of the property on <br />Wednesday, April 11th at approximately 2:00 p.m., there <br />were 3 trucks parked in the driveway and there appeared <br />to be no one on the property, at least no one was <br />within the existing residence. Applicant must be <br />advised that if there are employees involved with the <br />business, that they are to maintain their trucks off <br />site and cannot be parked on the residential property. <br />The landscape operators who run operations from their <br />home cannot store commercial vehicles on their property <br />nor can employees meet on the site to conduct business.
