In <br />addition, the City has developed additional protections <br />to safeguard destruction of those test sites, <br />especially for those lots where septic expansion is <br />limited. <br />C) This 17 lot subdivision as proposed is consistent <br />with the rural standards of development as set forth in <br />the City's Comprehensive Plan and appears to be <br />consistent with the intent of the specific rural <br />residential zoning district. <br />This approval is subject to the following conditions: <br />1. Amend the plat as follows: <br />a) Realign west access outlet (referenced Outlet E on <br />current plan) so that future roadway will meet the <br />section line. <br />b) Realign lot width of Lot 2, Block 4 so it meets the <br />200' width to the rear of the front yard setback line. <br />c) Redesignate outlets. There are only 4 outlets with <br />the plat. Outlet designations suggest 5 outlets. <br />2. The following drainfleld sites must be fenced 20' <br />outward from the boundaries of the defined drainfields prior <br />to any road construction or other land alterations: <br />Lot 1, Block 1 <br />Lot 1, Block 4 (septic site located in southwest corner <br />only) <br />Lot 6, Block 4 <br />Block 4Lot 7, <br />3. Street construction shall be in accordance with City of <br />Orono standards. Stabilization fabric will be required in <br />all areas where organic materials are not removed from under <br />the roadbed. The developer shall provide a soils report <br />for construction of the street through the low area. <br />4. The east road corridor shall be constructed as a normal <br />street section through the wetland area. The shared <br />driveway outlet should be constructed as a driveway section <br />16* wide through the wetland area. <br />5. Bituminous flumes will be required where water is <br />discharged into the wetland area. <br />I
