Resolution No. 6083 granted lot area and lot width variances, a hardcover variance <br />permitting 32.9% hardcover where 25% is allowed, and a rear setback variance for the detached <br />garage to be set back 15 feet from the rear/street yard where a 30-foot setback is required. <br /> <br />The applicant is requesting a variance to add a second story above the existing detached garage. <br />The garage has a street-facing overhead door which requires the building to be set at the <br />principal building setback of 30 feet. The garage is set at 15.6 feet from the rear property line. <br /> <br />Practical Difficulties Analysis <br />Applicant Submittal Information: The applicant has identified the lot width and topography of <br />the property as practical difficulties supporting the requested variance. Additionally, they have <br />provided supporting documentation regarding Practical Difficulties attached as Exhibit B, and <br />should be asked for additional testimony regarding the application. <br /> <br />Planning Staff Practical Difficulty Analysis: Regarding practical difficulty, Staff finds the lot width, <br />topography, and the proximity of the existing garage to the rear lot line support the requested <br />variance. <br /> <br /> <br />Application Summary: The applicant is requesting rear setback variance in order to construct <br />a second story addition on an existing detached garage. <br />Staff Recommendation: Planning Department Staff recommends approval.
