CITY of ORONO <br />RESOLUTION OF THE CITY COUNCIL <br />12. The appiicant has provided the following Plan Sheets and Building Plans and Elevations <br />dated 05-19-2010, attached to this Resolution as Exhibit B including: <br />Sheet A-1.0: <br />First Floor Plan <br />Sheet A-2.0: <br />Second Floor Plan <br />Sheet A-3.0: <br />Exterior Elevations <br />Sheet C1.1: <br />Existing Conditions & Conceptual Demolition Plan <br />Sheet C2.1: <br />Conceptual Site Plan <br />Sheet C3.1: <br />Conceptual Grading Plan <br />Sheet L2.1: <br />Conceptual Landscape Plan <br />The City Council finds that the plans submitted are generally sufficient to indicate the <br />intent of the developer and the potential impacts of the project. <br />13. The City Council finds that the proposed rezoning and proposed development of the <br />Property for assisted living use is appropriate for the property, will not have negative <br />impacts on the surrounding properties when all Concept Plan Approval conditions are <br />met, and is in keeping with the goals, policies and philosophies of the City. <br />CONCLUSIONS, ORDER AND CONDITIONS <br />NOW, THEREFORE, BE IT RESOLVED that the City Council of the City of <br />Orono hereby approves the General Concept Plan for development of the Property for a single, <br />multifamily senior assisted living residential building, subject to the following declarations and <br />conditions: <br />I. The City of Orono will formally adopt a resolution approving an amendment of the Orono <br />Comprehensive Plan to allow for the proposed uses upon City Council finding of <br />satisfactory completion of the Conditions for General Development Plan and Final Plat <br />Approval. <br />2. The City of Orono will approve rezoning of the property to RPUD as described herein <br />upon City Council finding of satisfactory completion of the Conditions for Master <br />Development Plan approval. <br />3. The City of Orono will approve the granting of a conditional use permit for the assisted <br />living facility use as described herein upon City Council finding; <br />a) The proposed use is consistent with the Community Management Plan; <br />b) The proposed use is compliant with the zoning code, including any conditions <br />imposed on specific uses as required by Article V, Division 3 of the City Code; <br />Page 5 of 11 <br />
