Because required improvements to the property are being completed as a joint <br /> project of the Cities of Long Lake and Orono, the standard requirement for <br /> Developers Agreement and Financial Security should be waived. <br /> NOW, THEREFORE, BE IT RESOLVED, that based upon one or more of <br /> the findings noted above, the City Council of the City of Orono hereby approves the <br /> preliminary plat application of Ron Moorse on behalf of the City of Orono per the preliminary <br /> plat drawings by Thomas J. Stearns, a licensed surveyor of SEH, Inc, dated February 1, 2002, <br /> subject to the following conditions: <br /> 1. Applicant shall dedicate on the plat 33' of public right-of-way for Willow <br /> • Drive North per the above-referenced preliminary plat drawing. Additionally, <br /> applicant shall dedicate public right-of-way for a new public road on the plat <br /> instead of the road outlot depicted in the preliminary plat drawing. Said new <br /> public road shall be named . <br /> 2. Lot 2 as depicted on the preliminary plat drawing shall be platted as Outlot A <br /> rather than as Lot 2. Outlot A is intended for future development. However, <br /> no future development of Outlot A shall occur until such time that Outlot A is <br /> replatted into one or more Lots. <br /> 3. Lot 1 shall be allowed direct access to Willow Drive as well as to the new <br /> public road south of Lot 1, per the approved Fire Station site plan. Outlot A <br /> shall access the new public road as shown on the preliminary plat drawings. The <br /> new public road south of Lot 1 shall be constructed to City of Orono urban <br /> section standards at a width of 28'. <br /> 4. Stormwater, drainage and wetland mitigation: <br /> a) Prior to final plat approval applicant shall provide a final wetland <br /> delineation report for the property identifying the boundaries of WCA <br /> protected wetlands and showing the wetland buffers required by the <br /> • Minnehaha Creek Watershed District. <br /> Page 4 of 8 <br />
