�/-v. 0 \ <br /> • /0 : , OCITY of ORONO <br /> ��1' -- ti l <br /> �.� ilii �C.ZRESOLUTION OF THE CITY COUNCIL <br /> �/ NO. 4769 <br /> \kESH�/� <br /> b) The wetlands and buffers shall be subject to covenants advising future <br /> property owners of the limitations on alterations of said features. <br /> c) Drainage easements shall be designated over all wetlands, drainageways <br /> and stormwater ponding areas as shown on the preliminary plat drawings. <br /> d) The City will not grant final plat approval until the site grading, drainage, <br /> stormwater and wetland mitigation plans have been approved by the <br /> Minnehaha Creek Watershed District. Applicant shall construct all <br /> stormwater and drainage improvements and wetland mitigation according <br /> to the approved plans and adhering to Best Management Practices for <br /> Protecting Water Quality in Urban Areas. <br /> 5. The Park Dedication requirement for Lot 1 is waived. The Park Dedication <br /> requirement for Outlot A is deferred until such future time that Outlot A <br /> • is developed. <br /> 6. Lot 1 is subject to the Stormwater and Drainage Trunk Fee per Orono Municipal <br /> Code Section 3.22. The amount of such fee shall be $13,220 (calculated as 2.04 <br /> acres x the commercial/industrial rate of $6,480 per acre per the 2002 Orono <br /> Fee Schedule) and shall be paid upon final plat approval and prior to filing of <br /> the subdivision with Hennepin County. The Stormwater and Drainage Trunk Fee <br /> for Outlot A is deferred until such future time that Outlot A is developed. <br /> 7. The standard requirements for Developers Agreement and Financial Security in <br /> relation to site improvements are hereby waived. <br /> 8. It is the Council's intent in approving this preliminary plat to accommodate the <br /> needs of the citizenry of Orono, Long Lake and Medina by providing a site for <br /> a new Long Lake Fire Station; however, because of the location of the site in <br /> a rural residential neighborhood, it is imperative that the character of that <br /> neighborhood be preserved to the greatest extent possible. Ancillary elements of <br /> the Fire Station use such as lighting and signage could have negative impacts on <br /> the neighborhood if not developed in a subdued, low-key manner. Therefore, the <br /> applicants are advised to work with City staff in ensuring that the lighting, <br /> signage and other elements of the Fire Station use are developed in a manner <br /> • sensitive to the surrounding area. <br /> Page 5 of 8 <br />
