�ONp CITY OF ORONO <br /> RESOLUTION OF THE CITY COUNCIL g <br /> ` NO. 7 1 6 5 <br /> C <br /> AXES Hos-cc' <br /> NOW, THEREFORE, BE IT RESOLVED that the City Council of Orono, <br /> Minnesota hereby approves the requested preliminary plat as described above based on one or <br /> more of the following findings of fact concerning the Property: <br /> FINDINGS OF FACT: <br /> 1. This application was reviewed as Zoning File #LA20-000048. The analysis contained <br /> within staff memos and the exhibits attached to the aforesaid memos, all minutes from the <br /> above mentioned meetings, and any and all other materials distributed at these meetings <br /> are hereby incorporated by reference. <br /> 2. The Property is located in the RR-1B Zoning District. <br /> 3. The property is guided for Low Density Residential in the 2040 Community Management <br /> Plan. <br /> 4. The Property contains 20.14 acres in area. <br /> 5. The parcel will be subdivided into 6 buildable lots and 4 outlots for future consolidation <br /> and a private road. All lots conform to the size and width requirements of the LR-1A <br /> zoning district upon being combined. <br /> 6. The Developer has prepared grading plans to manage stormwater on site conforming to <br /> applicable rules and ordinances. <br /> 7. Access to the property is via Shoreline Drive, a County road. <br /> 8. The lots will be served by municipal sanitary sewer service. <br /> 9. The Parks, Trails and Open Space element of the Orono Community Management Plan <br /> (CMP)has no current plans for parks that specifically require dedication of park land from <br /> this property. <br /> 10. The property owner submitted a conservation design plan as part of a previous subdivision <br /> prepared by Svoboda dated September 15, 2015 and a supplement prepared by Braun <br /> Intertech, dated July 20, 2020. Collectively, these documents inventory and describe in <br /> detail the environmental features of the site,defining what natural values of the site should <br /> be preserved or enhanced and how that should occur. <br /> 2 <br />
