illii-114CITY OF ORONO <br /> RESOLUTION OF THE CITY COUNCIL <br /> tiG ,f NO. 7165 <br /> -1kESHOv-t <br /> CONCLUSIONS, ORDER AND CONDITIONS: <br /> Further, based upon one or more of the above findings, the Orono City Council hereby grants <br /> preliminary plat approval to allow the subdivision of the property into 6 buildable lots,as depicted <br /> on the plans most recently updated January 28, 2021 prepared by Gronberg and Associates, <br /> attached as Exhibit A, subject to the following conditions: <br /> A. Project Specific Conditions <br /> 1. The applicable general engineering comments and or conditions provided by City <br /> Engineer in their comment letter dated January 19, 2021 (Exhibit B) shall be <br /> suitably addressed by applicant in the development plan submittal. <br /> 2. Watershed District(MCWD)approval. <br /> 3. Hennepin County Approval of the proposed access/intersection. <br /> 4. City Staff comments as indicated in the comment letter dated January 12,2021 shall <br /> be suitably addressed(Exhibit C). <br /> 5. Covenants protecting tree areas as shown on attached Exhibit D. <br /> 6. Outlots A, B, and C shall be combined with lots 1,2, and 3 at the conclusion of the <br /> platting. No permits will be issued for these lots until that is completed. <br /> 7. Additional Evergreen trees along the new road to buffer the caretaker building to <br /> the east. <br /> 8. The developer to provide an easement to provide for access to the Outlots A and B <br /> for pedestrian access. <br /> 9. A joint use dock facility is not permitted for non-riparian lots. <br /> 10. The following estimated fees are due at the time of final plat unless otherwise <br /> noted. These fees are based on the 2021 Fee schedule and the fee schedule in effect <br /> at the time of Final Plat approval will govern. <br /> 3 <br />
