Will the location of the proposed use and the proposed conditions under which it will be <br /> operated or maintained be detrimental to the public health, safety welfare, or Ue materially <br /> injurious to properties or improvements in the vicinity? <br /> �. Is the proposed use compatible with the surrounding business district and residential <br /> neighUorhoods? If not, what aspects of ihe use malce it incompatiUle? What methods are <br /> available to mitigate those aspects? <br /> 4. Is the proposed use supported Uy adequate infrash�ucture, primarily access and parlcing <br /> availability? How will other users of the municipal lot be affected by the expansion? How might <br /> ll�e expansion affect fuhire development or reinvestment in Navarre? <br /> Mayor Peterson inquired whether the applicant had anything to add at this time. <br /> Sudheimer stated she had nothing to add at this time Uut indicated they have revised their plans slightly to <br /> reflect the changes that were recommended. <br /> Frank stated they have incorporated the requested changes, noting they have reoriented the trash area and <br /> converted the folding door from the restaurant out to the patio door to a swinging door. I�i addition, the <br /> height of the wood fence was increased to six feet on the plan. Franlc displayed a revised plan depicting <br /> the patio area and exterior of the rear of the building and the front of the building showing the plantings <br /> along the street. <br /> Sansevere stated he has a concern regarding the parlcing in the area,referencing a report fi-om the Orono <br /> Police Department back in March of 2004. Sansevere stated the report mentions 60 to 70 vehicles parked <br /> in the Orono municipal lot at 1:15 a.m., rvhich is in excess of�vhat the parking study indicates. <br /> Sansevere noted the plans identify a private party area and inquired whether that is a noi7nal restaurant <br /> area during the day, <br /> Sudheimer stated that area was created to allow pat�-ons to enjoy the restaurant�vithout Ueing exposed to <br /> the bar and the music. <br /> Sansevere stated ii was his understanding that the restaurant area was going to be expanded Uut it appears <br /> there is a larger area for lnusic being created. <br /> Sudheimer stated the area of the bar will still have that wall separating it from the restatuant area and that <br /> the pool taUle might be eliminated. Sudheinler stated that area is separated fi•om the Uar. <br /> Sansevere stated it was his inlpression the area from the pool table was open. <br /> Sudheimer stated a doorway is Ueing added 1nd thai the full ��all is remaining. Sudheimer stated <br /> wherever ille tile ends is ��lzere the wall will remain 1nd a portion will be open to serve as a doorway to <br /> the Uar. <br /> McMillan commented it appears the wall would be pa�tially removed, <br /> �'f4�� 1� <br />
