Mr. Jim Andersl -8- Seplember 9, 2005
As mentioned at the beginning of this memorandum, the proposed expansion would add about
2,000 square feet of building area to the existi.ng saloon, wich coisists of abuut 3,250 square
feet. Thus, on this basis, the potential multiplication factor to increase the existing parking
demand is 1.62(5,250/3,250). In addition to this uldoor expansion space, the proposed
expansion also would include establi$hing an outdoor.area of about 840 square feet for about
32 outdoor restai, uant saats. This outside space wo.uld be used f.or just a few months of the
year. Nonetheless, if one were to account for peak use,it may be appropriate to add the $40
square feet of outdoor dining to the 2,00.0 square feet of indoor.expansion to determine a total
expansion of 2,840 square feet. On that basis, the potentiamultiplication factor to increase the
existing parking deniand far the saloon is 1.87 (6,090/3,250).
Even though the o.utdoor seating.only will be.ysed for a few months of the year, the previously
described 1.87 multiplication factor lias beenapplied to estabiish a conservatively lugh estimate
of the total parking demand for the Narrows Saloon upon cpmpletion of its proposed
expansion. For each of the..three analysis time periods, this total post-expansion demand and
the increase it represents over the existing demand is presented next.
• Friday noon peal The.total post-expansion.parking dem.and for the saloon wiIl be
64(1.87 x 34). This total demand represents an increase of 30 parked vehicles(64—
34).
Saturday early aftenoan pea1 The total post-expansion parking demand for the
saloonwill be 47 (1.87 x 25). This total demand represents an increase af 22 parked
vehicles.(47—25). .
• Saturday late evening peak. The total post-expansion parking demand for the saloon
will be 112(1.87 x 60). This total demand represents an iucrease of 52 parked
vehicles(112—60).
PARKING SUPPLY/DMAND RESULTS AlYD UVERA,LL CUNCLUSIONS
Considering the existing parking demwd:characteristics and the factors previously drscussed
that will increase the number of parking s.paces needed, the resultant.total future pa.rking
demand for each.of the three analysis periods is presented in the following table.
.COMPONENT OF FUTURE PARKING DEMAND PARKING DEMAND PARKING DEMAND
PARICING DEMANp DURING FRIDAXNQON DURIIVG SATURI)AY llURING LATE
PE EARLY P,Ik(. 'EAK SATURDAY EVENING
PEAK:
Existin arkin demand 65 Sy .
Increase due to Caribou Coffee 11 l 1 3
.Sho
increase due to office space in 3 1 0
Caribou develo ment
Iccease due to tiansit ark/ride 6 0 0
IncreFtse due to expansion of 30 22 52
Narrows Saloon
Total future arkin demand 115 93 122
G1T/Gf7'J T/O T Of? rc •nru n nr.irr ._i-.. nr..-.-. ..., ...
