Initially, the application was tabled for redesign regarding these <br /> concerns. <br /> In response to the concerns of the Pl�nning Commission and the community, the original <br /> proposal was moclifieci to address those issues as well as provide additional information <br /> to alleviate concerns regarding the effect of tlie proposed expansion. The exterior <br /> vestibule, the pl�ulter boxes and outdoor se�ting in front of the btulding were removed <br /> from the plan. The new front entrance was proposed to be 1 four door interior vestibule <br /> to comply with the front set back requirements and address the sound concerns of the <br /> neighborhood. The restaurant expansion atid party room occupied the vacant 40% of the <br /> building with ininor clianges to the layout to iinprove restaurant and bar separation. The <br /> rear patio was modified by reducing its size, removing the outdoor bar and eliniinating 52 <br /> seats. The rear 4 folu� door vestibule remained unchanged. The kitchen expansion was <br /> moved into the interior of the building decreasing the current bar area. The present rear <br /> entrance was moved to be within the kitchen expansion becoming a delivery entrance. <br /> There was a new code compliant enclosure for tlie trash receptacle on the rear of the <br /> building. <br /> Beyond the above described plan modifications, The Narrows Saloon also coinrnissioned <br /> a parking study and noise monitoring study in order to address concerns expressed to the <br /> Planning Commission. The Parking Study was completed by Benshoof & Associates, <br /> Inc. The parking study provided an in depth analysis of the public and private parking <br /> that exists adjacent to the building. It reviewed the existing condiiions, firture potential <br /> increases and provided supply and demand results �nd conclusions. The consultant <br /> concluded that there is sufficient parlcing for the eY�anded use of The Narrows Saloon. <br /> The report acknowledges that the new use will cause the public p�rking lot to be mare <br /> heavily used but concluded, baseci on their conservative estimates, the additional private <br /> and street parking spaces available and the lafie hours of The Narrow Saloon's parking <br /> use, tllat t112 I71I'�Clllg W15 IIlOI'e t11121 SL1fEICleIlt. <br />
