#OG-31G9 <br /> 1 Fcbru�ry 2006 <br /> ' P,igc 3 of 5 <br /> Surrouncling llevelopment <br /> - The preliminary plat is surrounded by RR-lA, five acre minimum residential property in <br /> all directions. The City of Independence is to the west across Townline Road, and single <br /> family RR-lA lots surround the property on �I1 sides. <br /> Lot Layout and St�ndards <br /> Two side-by-side lots are proposed to be served off an existing driveway which will be <br /> shared. The applicant has requested the variance for lot width as opposed to proposing a <br /> front lot/back lot configuration due to the topography and wetlands located to the rear of <br /> the property and at the NW corner. <br /> The site plan attached as Exhibit B shows the required setb�cks and primary and alternate <br /> septic locations. The applicant has shown that an adequate house can be placed on these <br /> lots and staff is satisfied with the lot layouts as proposed, The lots meet all required lot <br /> standards as shown in the tables above. <br /> Orono's Septic Mlnager, Willie Gibbs, has reviewed the submitted plans and agrees with <br /> the approval of the septic sites previously approved by former Septic M�nager, Matt <br /> Bolterman. However, Gibbs has recommended that the septic system serving Lot 2 be <br /> updated prior to preliminary plat approval. The applicant will be required to meet all <br /> recominendations of the City Engineer and the Septic Manager prior to City Council <br /> review. <br /> Road Layout and Standards <br /> The applicant has proposed to use the existing driveway along the north boundary of the <br /> proposed Lot 2 for both lots. A driveway easement, drainage and utility easements are <br /> required to be provided over the existing driveway for access to the northerly lot. <br /> Required Easements <br /> The applicant must dedicate the following easements: <br /> • Conservation and Plowage Easements over all delineated wetlands, ponding areas, <br /> and drainage ways. <br /> • Driveway Easement over the entire existing driveway. <br /> • Drainage and utility easement over the entire driveway. <br /> • Standard drainage and utility easements �round all lot boundaries. This consists of <br /> 10' around the plat boundary lot lines and 5' on the interior lot lines. <br /> Storm W�►ter, Dr�inage, �ncl Erosion Control <br /> The applicant has contacted the Miruzehaha Creek Watershed District �nd has not yet <br /> received their comments. Por Final plat approval the applicant will be required to comply <br /> with MCWD recommendations. <br /> The subdivision is subject to the S1:OTI11 Water 1nd Drainage Trunk Pee established by <br /> City Ordinance. The fee is established at $2,280 per acre, with a cap of 7.0 acres to be <br /> charged per lot.
