• PLANNING COMMISSION MINUTES OF SEPTEMBER 161 1974 <br />Searles questioned whether Long Lake had <br />the capacity to absorb the sewage of.a.Y: <br />subdivision as large as this and this should <br />be explored. Van Nest felt the plat as <br />presented did not meet the present code in <br />some areas, namely: Lot 3, Block 4 shows <br />1.07 acres -- 0.75 acres dry, 0.37 acre wet; <br />�dt 4, Block 4 shows 1.05 acres - 0.80 acre <br />dry, 0.25 aore wet. <br />The road going thibugh tots lb,,Block 9 <br />shows an elevation 5' higher than the marsh <br />it goes through. The road going through <br />Lots 7 -8, Block 3 shows an elevation <br />4' -5° higher than a swamp. Mr. Diracles <br />stated he would run down valid faults in <br />the plat. <br />Van Nest moved, Pesek seconded, that the <br />Planning Commission recommends that the <br />Cheyenne Land Company plat be disapproved <br />as it does not meet the requirements of our <br />present code in the following areas: <br />1. Lot 3, Block 4 does not meet the <br />requirement of one acre of dry buildable <br />land. <br />2. Lot 4, Block 4 does not meet the <br />requirement of one acre of dry buildable <br />land. <br />3. Part of Cheyenne Trail is to be constructed <br />on a marsh requiring fill and therefore is <br />not in compliance with•Ordinance No. 125. <br />4. Part of Westwood Trail is to be constructed <br />on a marsh requiring fill and therefore is <br />not in compliance with Ordinance No. 125. <br />Furthermore, this preliminary plat is not <br />consistant with the comprehensive plan and <br />the proposed zoning code. The land area is <br />proposed at a two -acre residential land use <br />suitable for onsite sewer and water systems. <br />This decision was proposed by the Planning <br />Commission as a result of several important <br />factors, two of which are as follows: <br />1. Several years ago, Mr. Dwain Brown of <br />the Minnesota Highway Department discussed <br />possible routes for the new Highway #12, <br />many of which included the use of this area. <br />It should be noted that the plat map shows <br />land directly to the east has already been <br />platted as Highway #12 right -of -way. <br />(Continued) <br />Page 3 <br />PRELIMINARY PLAT <br />Cheyenne Land Company <br />
