LA19-000039 <br /> June 17,2019 <br /> Page 8 of 9 <br /> Engineer Comments <br /> A review letter by the City Engineer is attached as Exhibit J. <br /> Public Comments <br /> To date, no public comments have been received. <br /> Issues for Consideration <br /> 1. Future Building Permits must meet the following criteria: <br /> a. The footprint of the buildings are consistent with the Master Plan. <br /> b. Placement of the buildings is conforming to City Code and the Master Plan <br /> c. General height of buildings in proposed Master Plan is following to reflect the <br /> approved massing for the site. <br /> d. Architectural design of the buildings follow the Master Plan aesthetic <br /> 2. All exterior lighting shall be so directed so as not to cast glare toward or onto the public <br /> right-of-way or neighboring residential uses or districts <br /> 3. The Planning Commission should discuss whether the parking analysis is appropriate for <br /> the use. <br /> 4. Does the Planning Commission find that the variance(s), if granted, will not alter <br /> the essential character of the neighborhood? <br /> 5. Does the Commission find it necessary to impose conditions in order to mitigate the <br /> impacts created by the granting of the requested variance(s)? <br /> 6. Are there any other issues or concerns with this application? <br /> Planning Staff Recommendation <br /> Commissioner should consider the CUP for approval for the Master Plan and all the variances. If <br /> you approval the CUP for the Master plan you can review each variance request separate. If you <br /> deny the CUP the requested variances should be denied as well. <br /> The applicant is requesting the following approvals associated with the Master Plan. <br /> 1. Conditional Use Permit (78-328)for intensifying/expanding the existing camp use. <br /> 2. Variance for Hardcover and Building(78-1680 and 78-1279 (1)) within the 75' lakeshore <br /> setback for a replacement storage shed. <br /> 3. Variance for improvements in the 30' bluff setback (78-1279 (2))for proposed new <br /> pavilion and 2 new program cabins <br /> 4. Variance from the 1 year expiration date (78-128 and 78-918)to allow for <br /> implementation of the Master Plan to happen in phases. <br /> Sample Motions: <br /> Full Approval: Motion to recommend approval of the Conditional Use Permit for the proposed <br /> Master plan as well as the included variances contingent on the Building Permits meeting the <br /> following criteria: <br /> 1.
