FILE # 17-3972 <br />October 16, 2017 <br />Page 5 of 5 <br />Building Inspector Comments <br />An email attach for your review noted additional construction requirements for a structure within <br />5 feet of a property line. <br />Public Comments <br />To date, no public comments have been received. <br />Issues for Consideration <br />1. A cursory review of height was done but elevations were not provided to verify the height <br />of the proposed garage compared to the existing garage. Commissioners may want to <br />clarify this point with the applicant to determine if there will be a large visual impact with <br />the proposed new structure. The maximum height allowed is 30' and cannot exceed the <br />height of the principle structure. <br />2. Does the Planning Commission find that that the property owner proposes to use the <br />property in a reasonable manner which is not permitted by an official control? <br />3. Does the Planning Commission find that the variance(s), if granted, will not alter the <br />essential character of the neighborhood? <br />4. Are there any other issues or concerns with this application? <br />Planning Commission Options for Consideration <br />1. The Planning Commission may approve the some or all of the variance applications. If the <br />Planning Commission recommends approval of the variances, the Commission should <br />provide their findings and practical difficulty analysis supporting the approvals; or <br />2. The Planning Commission could deny one or more variances; or <br />The Commission could approve the side setback, rear setback, and the hardcover variance <br />but suggest the applicant to revise the plan to work within the 20% structural coverage. <br />List of Exhibits <br />Exhibit A.
