-cLpAt CITY . 7 OF662 ORONO <br /> RESOLUTION OF THE CITY COUNCIL <br /> �F NO <br /> 'kESHOCL' <br /> A RESOLUTION <br /> APPROVING A PRELIMINARY PLAT FOR <br /> "FOX HILL" LOCATED AT <br /> 2420 FOX STREET <br /> FILE NO. LA25-000050 <br /> WHEREAS, Price Homes, is the Owner of the property addressed 2420 Fox Street, and <br /> legally described as Lot 12, Auditor's Subdivision No. 229, Hennepin County, Minnesota (hereinafter the <br /> "Property"); <br /> WHEREAS on October 22, 2025, the Owner applied for Preliminary Plat approval to <br /> subdivide the Property into two (2) buildable lots. <br /> WHEREAS, after due published and mailed notice in accordance with Minnesota <br /> Statutes 462.358 et. seq. and the City of Orono Zoning and Subdivision Codes, on January 20, 2026, <br /> the Orono Planning Commission held a public hearing for the application at which time all persons <br /> desiring to be heard concerning the application were given the opportunity to speak thereon; and <br /> WHEREAS, on January 20, 2026, the Planning Commission reviewed the application <br /> and recommended by a vote of five (5) to none (0) that the City Council grant preliminary plat approval <br /> as applied; and <br /> WHEREAS, the City Council reviewed the proposal at a regular meeting held on <br /> February 9, 2026, and hereby makes the following findings with regards to this application: <br /> FINDINGS <br /> Al. This application was reviewed as Zoning File LA25-000050. <br /> A2. The Property is guided in the 2040 Orono Community Management Plan (CMP) for Rural <br /> Residential, one (1) unit per two (2) acres. The proposal involves the creation of two (2) lots at or <br /> above 2 acres for each lot. The proposal is consistent with the CMP. <br /> A3. The proposal is consistent with surrounding development. <br /> A4. The Property is not located within the Metropolitan Urban Service Area (MUSA) and will be served <br /> with private on-site septic systems and water supply wells. <br /> A5. The Property is zoned RR-1 B Single Family Rural Residential District, which requires <br /> 1 <br />
