The Property contains a total area of approximately 8.42 acres and has a width of approximately <br /> 379 feet along Fox Street. <br /> A7. There are two (2) delineated wetlands on the Property. <br /> A8. The proposed plat creates two (2) buildable lots and an access outlot as a front-back lot <br /> subdivision. The proposed lots meet the minimum zoning district standards. <br /> a. Lot 1 is proposed as the back lot and is proposed to be 2.69 dry-buildable acres (4.99 acres <br /> total) and will have 379 feet in width. <br /> b. Lot 2 is proposed as the front lot and is proposed to be 2.76 dry-buildable acres (2.95 acres <br /> total) and will have 330 feet in width. <br /> c. Outlot A is proposed to be a half (0.5) acre in size with a minimum width of 45 feet. <br /> A9. Access to both new lots will be provided with a shared driveway that is located within Outlot A. <br /> CONCLUSIONS, ORDERS, AND CONDITIONS <br /> NOW, THEREFORE, BE IT RESOLVED, that based upon one or more of the findings <br /> noted above, the City Council of the City of Orono hereby grants Preliminary Plat Approval for a front- <br /> back lot subdivision per the Preliminary Plat survey by Craig A. Wensmann of Bogart, Pederson & <br /> Associates, Inc. dated October 22, 2025 and attached hereto as Exhibit A, subject to the following <br /> conditions: <br /> B1. Lot Standards. Any proposed improvements must meet all requirements of the <br /> Zoning Code. <br /> B2. Shared Driveway Access. Driveway access to Lots 1 and 2 shall be a shared driveway over <br /> Outlot A. The Developer shall establish the appropriate shared driveway easements and <br /> maintenance agreements over the shared driveway area identified on Exhibit A. <br /> B3. Drainage and Utility Easements. On the final plat, Drainage and Utility Easements shall be <br /> dedicated to the public ten (10)feet along all exterior property lines, and five (5) feet either side of <br /> interior property lines, except such easements shall be increased to accommodate drainage <br /> where required, subject to City staff approval.
