The plan proposes 2 driveway connections to Park Lane. City Ordinance allows for one per property. The larger <br /> of the curb cuts is depicted at 29 ft wide. The maximum width for a driveway connection at the street is 20 ft. <br /> 2. Plan proposes work within the right of way to place a new culvert. The old culvert should be removed at the <br /> same time. Any work with in the Right of Way must be coordinated with Public Works via a Right of Way permit <br /> (copy attached). <br /> The planning and zoning department has the following comments: <br /> 1. The survey shows the average lakeshore setback measuring from a deck on the house to the south of 559 Park <br /> Lane. Is this an upper or lower level deck? If it's a lower deck,the average lakeshore setback line must be <br /> adjusted. Please clarify. <br /> 2. We have recently changed our survey requirements, copy attached. One of the new requirements is to show <br /> the point or spot where the top of the foundation elevation reference elevation point is being measured from; <br /> we expect this to be consistent with the measurement on the foundation as-built. Please show the <br /> measurement point on the survey. <br /> 3. An egress window is shown on the building plans, but not on the survey, please revise. <br /> 4. The survey must also show all proposed exterior/landscaping improvements, i.e. patios,grading, sidewalks, <br /> retaining walls,etc. We need the final landscape plan to be submitted and approved before we will issue the <br /> building permit. We also need the name of the landscape contractor performing the work. <br /> Please address the above comments and submit two updated full-size copies of the survey.
