Additionally requested is a hardcover variance to permit 27% <br />hardcover where 25% is permitted. <br /> <br /> <br /> <br /> <br /> <br /> <br /> <br /> <br /> <br /> <br /> <br /> <br /> <br /> <br /> <br /> <br /> <br />Practical Difficulties Analysis <br />Applicant Submittal Information: The applicant has stated that the variance is necessary to allow <br />the driveway configuration ‘straight out from the garage’. Additionally, they have provided <br />supporting documentation regarding Practical Difficulties attached as Exhibit B, and should be <br />asked for additional testimony regarding the application. <br /> <br />Planning Staff Practical Difficulty Analysis: <br />The City has adopted ordinances over the past few years to address inadequacies in the small, <br />Application Summary: The applicant is requesting lot width, lot area, and hardcover variances <br />in order to redevelop the property. <br />Staff Recommendation: The Planning Commission should determine if the hardcover variance <br />is supported by practical difficulty and make a recommendation. Staff recommends approval <br />of the lot area and lot width variances.
