The applicant has designed a house that fits within the <br />required (adjusted) setbacks, and has moved the home back 6‐feet further from the lake than <br />the average lakeshore setback requires to limit the driveway but still exceeds the hardcover. <br /> <br />In this neighborhood, Staff finds practical difficulties inherent to the size and shape of the lot <br />affecting the property which justify the variances allowing development and redevelopment. <br />While the applicant has not fully demonstrated standards necessary to support the hardcover <br />variance they have made site plan decisions to limit or offset their impact. The plans could be <br />modified to conform in hardcover. For example, the driveway could be tapered to 8 feet in <br />width as it nears the road to limit the hardcover.
