Hardcover in <br />the 75-250 was less than allowed by the variance granted in #2023 but it appears that, except for <br />some rock landscaped areas (that may or may not have fabric under them), the hardcover present <br />is the hardcover approved by #3023 (based on an as-built survey from 1991 found in the <br />#2023file ). The potential owners were advised that in this situation approved hardcover is what <br />exists ( except any rock landscaped areas with fabric under them) since it matches what was on <br />the approved plan. They are not permitted to increase hardcover up to what was stated in the <br />resolution. <br />The potential owners did not leave a survey since they may not purchase the house. It needed <br />some corrections, including removing driveway hardcover and lot area for neighbors driveways <br />that encroach on this property but are not used by this property. The additional hardcover was a <br />patio to the rear of the garage. There were also landscape rock areas along the driveway and to <br />the front of the house. It wasn't clear if there was fabric under the rock.
