Lot Area/Width <br /> This property is zoned RR-1B, One Family Rural Residential District. A minimum of two <br /> acres of dry, buildable land with 200' feet of width(measured at the back of the front yard <br /> i.e. at the 50' street setback line) is required for each newly created lot. It would not be <br /> possible to create two lots side by side, fronting Fox Street, since there is less than 400' of <br /> width. <br /> 2. Lot Line Setbacks <br /> Lot lines for new lots must be located at least 5'. from existing wells and 20' from primary <br /> and alternate septic sites. The existing house (if it is to remain)must meet the building <br /> setback requirements as outlined in the"Building Standards" section below. <br /> 3. Building Standards <br /> The setbacks for a principal structure, measured from the property lines, in the RR-1 B district <br /> are as follows: <br /> Front Yard 50' <br /> Side Yard 30' <br /> Rear Yard 50' <br /> Side Yard Street 50' <br /> Setback from wetlands 26' <br /> Setback from wells 3' <br /> Setback from septic sites 20' <br /> 4.
