Access <br /> Sight distance along Fox Street is poor. Consideration should be given to providing access <br /> off of Willow Drive as far north from the intersection as possible. <br /> 6. Subdivision Procedure <br /> From our brief conversation, it appears that you are interested in splitting off two new lots <br /> from your current property or creating a three lot subdivision. This type of subdivision is <br /> referred to as a Class III subdivision, requiring the following applications and meetings: <br /> 1) Sketch Plan Review: Planning Commission meeting <br /> 2)Preliminary Plat Review: Planning Commission meeting& City Council <br /> meeting <br /> 3)Final Plat Review: City Council meeting <br /> Completed applications with all of the required submittals are due in to City staff <br /> approximately one month prior to the Planning Commission meeting. The Planning <br /> Commission meets once per month and the City Council twice per month. Therefore, your <br /> application would likely take a minimum of three to four months to process. <br /> 7. Related Fees <br /> The application fees are noted on the enclosed application form. Once the subdivision is <br /> approved, it will be subject to park dedication and storm water drainage trunk fees. <br /> 8. Review of 1978 Sketch Plan <br /> As you mentioned, there was a proposed subdivision in sketch plan form on your property in <br /> 1978.No action was taken on the sketch plan at that time. A subdivision based on that sketch <br /> plan would likely not be approved today for the following reasons: <br /> 1) Lot 4 does not meet the minimum dry buildable area of 2 acres; and <br /> 2) Lots 1 and 2 do not meet the minimum width of 200'. <br /> If you have a potential subdivision in mind, it would be advantageous to schedule a meeting to <br /> review your proposal and the requirements outlined in this letter.
