CITY of ORONO <br /> CITY Post Office Box 66•Crystal Bay,Minnesota 55323•Municipal Offices <br /> OF <br /> ORONO On the North Shore of Lake Minnetonka <br /> June 8 , 1990 <br /> Robert Leekley <br /> 1120 East Wayzata Blvd. <br /> Wayzata, MN 55391 <br /> RE: Vacant Lot, 95 Stubbs Bay Road North <br /> (PID #32-118-23 34 0002 ) <br /> Dear Mr. Leekley: <br /> This letter is to follow-up our conversation of a few weeks ago, <br /> regarding the potential buildability of the above mentioned <br /> property. <br /> According to the Hennepin County Tax Records, this lot contains <br /> approximately 0.88 acres. It is possible that an actual survey <br /> of the property might show slightly more, but I doubt if the <br /> acreage is much more than one acre excluding the abutting <br /> roadways . <br /> This property is .zoned RR-1A, single family rural residential, 5 <br /> acre minimum lot size. It is my recollection that the central <br /> portion of the property is very low and contains a drainageway, <br /> while it is relatively high at the east and west ends. The <br /> slopes and narrow width of the lot likely would create severe <br /> limitations for septic systems. <br /> In order to build on this lot, variances would have to be granted <br /> for the following: <br /> 1. Lot area (5 acres required) <br /> 2. Lot width (300 ' required ) <br /> 3 . Side setback (50 ' required) <br /> 4 .
