The front and rear setbacks of 100' , <br /> the side setback of 50 ' , and the side street setback of 100 ' , <br /> yield no place on this property to construct a residence without <br /> significant variances. <br /> In our discussion, there was a question about the taxes on this <br /> property and the value of the property as a building site. I am <br /> enclosing a copy of the current 1990 Hennepin County Tax Book <br /> which indicates the land being valued at a nominal $3 , 000 with <br /> total non-homestead tax of $ 180 . 56 . Although I have not <br /> researched prior years, this property currently is not valued as <br /> a building site. Compare it with the entry just below for the <br /> property at 75 Stubbs Bay Road, which is nearly identical in <br /> size, but has a land value at $18 ,000. Clearly the Assessor is <br /> not valuing your subject property as a building site. <br /> If you wish to pursue the buildability of this lot, the next step <br /> would be to make a variance application. You would have to <br /> provide a Certificate of Survey and septic system testing, along <br /> with a proposed house plan and location. While you have a right <br /> to do this , my sense is that you would be wasting your money. <br /> The magnitude of the variances needed is so great that I would be <br /> surprised if the Council approved them.
