In order to create an additional lot from <br /> these various properties, you must show that: <br /> - each resulting lot has at least 2.0 acres of contiguous non-wetland area with the existing or <br /> proposed homesite (this will require a delineation of the wetlands on the properties); <br /> - each resulting lot has tested and acceptable primary and alternate on-site sewage treatment system <br /> sites; <br /> - each resulting lot can gain access to a public or private road; the need for wetland impacts to <br /> accomplish access may be problematic; <br /> - each resulting lot meets all other standards for subdivision within the RR-1 B 2-acre zoning district. <br /> If the above items can be satisfied,a subdivision to create a new lot might be possible,subject to the <br /> City Council's willingness to amend the legal combination requirements imposed in 1981.
