Minor Land Alterations. Any grading, filling or excavating of up to 500 cubic yards requires a zoning <br /> permit, copy attached. Grading, filling or excavating over 500 cubic yards requires a Conditional Use <br /> Permit. <br /> 2. Retaining Walls. Retaining walls measuring under four feet require a zoning permit. Attached is an <br /> information sheet on retaining walls. If a retaining wall is over four feet, the walls will need to be <br /> engineered and a building permit will be required. All existing and proposed retaining walls must be <br /> shown on the survey. <br /> 3. Hardcover Calculations. Since this property is within 1000' of Lake Minnetonka, hardcover calculations <br /> are required. Please have the surveyor calculate the existing and proposed hardcover on the property. A <br /> hardcover calculation sheet is attached. <br /> 4. Certificate of Survey. Three (3) copies of an updated, full size certificate of survey meeting the City's <br /> survey standards (enclosed) indicating the location of the existing house, existing and proposed grading, <br /> landscaping, retaining walls and hardcover on the property would be required. <br /> 5. Escrow& Escrow Agreement. Building permits and/or zoning permit involving grading and/or review by <br /> the City's engineer require submittal of an escrow and an escrow agreement. The purpose of the escrow <br /> is to guarantee reimbursement to the City for out-of-pocket costs incurred during the review of your plans. <br /> Additionally this escrow will guarantee conformance with City Code Chapter 79 relating to erosion control <br /> and stormwater.
