� o� <br /> O � O CITY of ORONO <br /> >�� _� <br /> � ��`'� �+ RESOLUTION OF THE CITY COUNCIL <br /> �,� �, :��G`� G�ti No. 6 1 ;iL� <br /> ��kESH�g'� <br /> A RESOLUTION <br /> APPROVING A CLASS I SUBDIVISION <br /> OF PROPERTY LOCATED AT <br /> 4550 WOLVERTON PLACE <br /> FILE #11-3531 <br /> WHEREAS, the City of Orono is a municipal corporation organized and existing <br /> under the laws of the State of Minnesota; and <br /> WHEREAS, the City Council of the City of Orono (hereinafter "City Council") <br /> has adopted subdivision and land development regulations for the orderly, economic and safe <br /> development of land within the City; and <br /> WHEREAS, on April 23, 2012 the City Council considered the application by <br /> Lori Gherardi on behalf of Wolverton Place, LLC (hereinafter the "Developer") for subdivision <br /> of property located at 4550 Wolverton Place and legally described as Lot l, Block 1, FOXFYRE <br /> ESTATES, Hennepin County, Minnesota(hereinafter "the Property"); and <br /> WHEREAS, the proposed subdivision consists of a lot split of the 10.1 acre <br /> Property to result in two 5-acre residential tracts for single family residential purposes; and <br /> WHEREAS, the proposed subdivision results in two tracts, one for the existing <br /> residence and one new building site, each of which meets the area and width standards for the <br /> RR-lA district in which the Property is located.No road or utility improvements are required. The <br /> tracts will be served by wells and septic systems; septic drainfield sites have been tested and <br /> approved. Both tracts will have driveways accessing the existing private road known as Wolverton <br /> Place; and <br /> WHEREAS, as a result of the Conservation Design review process, specific <br /> natural features of the Property are intended to be preserved and enhanced,subject to establishment <br /> of wetland,tree stand and grassland protective easements; and <br /> WHEREAS, because the City of Orono Comprehensive Trail System Plan <br /> includes a future trail along McCulley Road. a 10' trail easement along the northwesterly Property <br /> line abutting McCulley Road is being granted; and <br /> Page 1 of 4 � <br />
