rw ■f <br />m <br />o <br />o <br />CITY OF ORDNO, MINNESOTA <br />REGULAR PLA^fl^ING C0^MISSI0N MEETING HELD SEPTEMBER 7, 1976 <br />The Orono Planning Conmission met on the above date with <br />the following members present: Chairwoman Diane Dunlap, <br />Members Brad Van Nest, John Guthrie, Gregg Hannah, <br />Gloria McDonald, George Hosfield, C. Paul Pesek and <br />Zoning Administrator Hank Muhich. <br />Chaiivronian Dunlap announced that this was the time and <br />place for a Public Hearing on the petition of Klaus <br />Becker for a subdivision of property located at 511 North <br />Femdale. The Zoning Administrator presented the Notice <br />of Pid)lic Hearing and the Affadavit of Publication. <br />Mr. Midiich stated that this subdivision was north of the <br />Wayzata Country Club Golf Course. The proposal consists <br />of 5 parcels with two of these lots less than the two <br />acre ndnimuii. Lot area variances would be required on <br />Ixot 1 and 2. Klaus Becker and his attorney, Bruce <br />Thonqoson, were present at the meeting. Mr. Becker <br />explained that he is in the process of purchasing this <br />prope^ from Harold L. Holden. The nain road to this <br />area is gravel and is maintained by the present property <br />owners. It is their feeling that this gravel road does <br />help to reduce speed and, therefore, there are no <br />immediate plams to blacktop this road. Several members <br />of the Planning Commission were concerned about the shortage <br />of total acreage of this subdivision. The proposed 5 lots <br />are approximately 25,000 sq. ft. short of the minimum <br />requirement. A subdivision of 4 lots would be over the <br />sq. ft. requirenwmt. The Planning Commission infoimed <br />Mr. Becker that they do not want to create any substandard <br />lots. Past experience in the Village of Orono reveals that <br />on-site septic systems do not work properly on lots of less <br />than 2 acres. <br />The Zoning Administrator told the Planning Coranission that <br />Mr. Becker had called the Village Office earlier that day <br />to STO if there had been any negative response to this <br />subdivision application. At that time, there had ^en <br />none. However, later that day some menbers from Council <br />had indicated an interest in considering adopting a <br />policy that new subdivision meet zoning code requiremaits. <br />Mr. Thompson asked that the Planning Comnission take their <br />financial hardship ini'' consideration. They used the best <br />characteristics of this land in developing this subdivision. <br />They felt this was better than trying to do any changing <br />around. Member Hosfield asked if someone was forced to <br />buy this land. The answer was, no.
