Horses owned by residents of the <br /> property are a permitted accessory use. There are limitations on the number of <br /> horses and where they may be pastured. The code requires two acres of pasture for <br /> the first horse and one acre of pasture for each additional horse. Pasture cannot <br /> include wetland or the wetland buffer. There must be on acre of non-wetland, non- <br /> pasture around the house. The drain field for the septic system cannot be within the <br /> pasture. <br /> According to the tax data this property is 10.81 acres. There are two wetlands on the <br /> property. We do not have information on the size of the wetlands. The east wetland <br /> requires a 35 foot buffer and the west wetland a 16.5 foot buffer. A rough <br /> approximation, based on an aerial photograph in the wetland delineation (figure 5), <br /> shows there appears to be enough land for one horse. It is not possible to determine <br /> more than this without a survey that shows the location of the wetlands, the buffer <br /> areas, the houses, etc and includes area calculations. <br /> With a conditional use permit the number of horses could be increased, but the impact <br /> on the wetland would be an issue. <br /> Any building housing the horses must be at least 75 feet from a property line and 150 <br /> feet from a house on adjacent property. <br />
