It consists of the main <br /> house, and according to the listing agent, a"legal guest quarters", in addition to a pond. My questions for you <br /> are: <br /> • In regard to the guest quarters: <br /> o Is there an existing agreement, approval, or conditional use permit relative to the structure? Yes <br /> there is a CUP and a covenant for an oversized accessory structure. Please see the property <br /> street file at City Hall for more information. <br /> o Would a change of ownership affect any intended use (in-law quarters)? No. The CUP was filed in <br /> the chain of title with the property, not the owners. <br /> • Can the guest structure be remodeled, and/or added onto without a variance? Internal remodel that does <br /> not create additional bedrooms may be possible. The guest house (or barn) is approximately 1,600 s.f., <br /> Hennepin County lists the area of the property as approximately 10 acres. *Orono's oversized <br /> accessory structure ordinance would permit one oversized accessory structure on the property up to <br /> 3,000 s.f. and a total of all accessory structures on the property at 6,000 s.f.. However, as this property <br /> has wetlands and is served by a septic system sized for 6-bedrooms (which is shared with the house) <br /> there may be other limiting factors to enlarging the barn. <br /> • Wetlands <br /> o Is the pond or any adjoining low lands in a designated wetland? Yes, please see the Wetland <br /> Delineation (dated 10/23/06) on file at City Hall. The MCWD may require an updated <br /> delineation prior to issuance of any permits. <br /> o If applicable, what are the building setbacks from any designated wetlands?
